Q: How long can a bank keep a delinquency on a credit report?
Back in 1997, I ran into some financial trouble and took out a loan for the balance on a mobile home I once owned. I defaulted on the loan that year, but it is still on my credit report. I wrote letters to the bank and to the credit reporting agencies, and this is still on my credit report. This is the only bad credit/delinquency I've ever had. I would appreciate any suggestions.

A: you defaulted that does not take it off the banks books they may carry that forever and continue to report it. it depends on the bank but that is so long ago most creditors aren't even going to look at it. if that is the only problem you ever had it has no effect on your credit score, most creditors would just ask you for a letter explaining what happened if they even noticed it. generally creditors look at the last 3 years of payment history and then look at public records (bankruptcies ) for the last 10 years.

If I have a good credit score but still have unpaid collection accounts on my credit report will lenders expect me to pay those before they would give me a mortgage? Or if my credit score is high does that mean they won't really care about much else?

A: In the end it would be up to the lender as to if they would make you pay it. A lot would depend on the amount as well as the type of debt. If it was for something like a medical bill they may not, but if it is for a credit card debt they may require you to pay it off. Is there a service that will provide private lenders with payment history reporting on debtors' credit reports? I have a mortgage from a private lender (not a relative, a private institution). The mortgage does not show up on my credit report at all, which makes my credit score lower than it could be as TransUnion notes I am being penalized for not having mortgage history.

A: Your lender would have to pay the fees to subscribe to the credit bureau. It isn't cheap. Does your lender use one of the other two credit bureaus? Not all creditors belong to all three. There is an alternative for you but this would be just a one shot listing of the mortgage. There would be no updates which wouldn't really help your score.

A: It will only show up if the landlord chooses to put it on your report or, they take you to court to sue you for damages, back rent or to get you out if you do not move on your own. I would say it is up to the landlord in this case though, since you say you are going to leave *quietly*. LOL The problem you may have, is when you go rent another place, you cannot use this landlord as a reference.

I checked my wife's credit report and she has 3 accounts with late payments from several years ago prior to us being married. One was past due 60 days, one was past due 30 days a few times, and one was past due 120 days. How long will her credit rating be impacted by these accounts? Order your credit reports from the 3 bureaus www.equifax.com www.experian.com www.transunion.com If you're ordering for the first time, get your score (for a fee) from Equifax as their scoring matters most. 2. Make copies of your report and put the originals in a binder. On the photocopied reports use a highlighter and check for any incorrect, outdate, false, etc...info 3. Download a dispute letter(s) from the credit bureaus website and list anything that is wrong. Mail them to their office(s). They have 30 days to reply. 4. If they will not remove something that is not yours or too old (> 7 years) as them for a debt validation. This may take an additional 30 days. 5. Once the 'baddies' come off, take care not to let any of your other accounts fall into that predicament. 6. If you haven't already make sure your existing accounts are current and paid on time ALWAYS. 7. Get a secured credit card with www.capitalone.com or www.mastercard.com for like $500-1000 or more if you can and use it sparingly. Charge like $50 on the card each month and pay it in FULL and on TIME. Make sure you do this for a minimum of 6 months so that you estabish a positive repayment history. 8. Problem with just letting them 'fall off' is that they may never. You may get sued before that...that's where you suddenly get a summons to appear in court and a judgment for collection against you. For the 2 collection items...pay them but get a 'pay for delete' from the collectin agency in WRITING...they'll delete it after you pay and it will help your credit score

Q: How long does a collection stay on a persons credit report?
My fiance and I got in a little disagreement a little while ago about how long collections stay on a credit report. He says that after 7 years they will be removed from a persons credit report - whether they are paid or not. I disagree with that. Why would collection agencies just "give up" trying to collect money from a person and take it off a persons credit report. It doesn't make sense to me. If collection agencies just stopped trying to collect from a person after 7 years wouldn't a lot of people not pay their bills because it will just go away after 7 years? A: I'd be glad to clarify! Collections stay on your credit report 7 years after the date of last activity. Don't let this confuse you...normally 7 years after date of last activity means the date that it was sold to the collection agency. Usually your account must be 180 days past due in order for the company to do that. Basically, I'm saying that the collection stays on your report 7 years and 6 months. After that, it will fall off your report. Now, to get to your question, the collectors don't just give up and stop trying to collect the debt. Legally, they are still entitled to their money since they were not paid as agreed. They can attempt to collect that debt forever, if need be. You're right. Many people would just wait out the 7 years and start all over if that was the case. Cheaper than bankruptcy, no?! But that debt will follow someone until it is settled or paid.
